Every modern garage door is built with a sensor due to a mandate passed by the government back in the 1990’s that required garage door opener manufacturers to install safety devices. To meet this mandate, most garage doors have a sensor installed on each side of the doorway. They are often referred to as photo eyes since their main function is to maintain visual contact with one another. If that visual contact is broken by an obstruction, then the garage door stops in its tracks. This is meant to prevent the garage door from closing on a vehicle – or even worse, a person.

If you use the correct tools and follow our instructions, you can rebuild the entire torsion spring system in just a few hours, without any side trips to the ER. We won't cover how to replace garage door extension spring systems in this story. But we'll show you garage door spring replacement on the more common torsion springs, the kind that mount on a bar above the garage door. http://y2u.be/Z_eZc-kh40c

10.4 Raise the second bar 90 degrees and insert the first bar. This is "three." Continue winding. If the spring shortens in length, unwind the spring and switch sides - the springs are on backward. Otherwise, continue winding until you reach a count of "30." This is 7 1/2 turns, which is normal for most 7' doors. Longer life springs are wound the same number of turns. Newer steel doors with only one strut on top often need only 7 1/4 turns. On 8' doors count to 34. Each time you insert a bar into the winding cone, listen for the click to let you know the bar is in all the way. Not inserting the bar all the way could cause the cone to explode.

Unfortunately, if the metal contraction happens quickly — for example, after a rapid freeze — the contraction may actually cause your door track to bend. This is a much more serious problem, and may require repairs further down the road. However, if the bending in your track is minor, your door will still function properly, even if it does make a little more noise.

Does your garage door stop when it is going up? Did you hear a loud bang, similar to a gun shot? Do the torsion springs above your door seem separated? If so, you might just have a broken torsion garage door spring. Torsion springs are located above the garage door and they are what lift the actual weight of the garage door. Most doors weigh between 150 to 250 pounds and without working springs, the garage door opener cannot lift the door. Attempting to use a garage door opener to lift a garage door with a broken spring can cause numerous parts on the opener to break.

Keep in mind, the pulley is often cycled through an enclosed casing that is difficult to lubricate directly. By applying enough lubricant to the pulley, you’re ensuring that the whole lifting mechanism is properly lubricated. Furthermore, a jam in this portion of the lifting mechanism is a time-consuming and potentially labor expensive repair that requires a service professional.

Nearly every garage door comes with a warranty of some kind. Many companies claim they have a lifetime warranty but don't cover everything. Garage doors have many parts: rollers, cables, springs, door panels, etc. Find out what parts the warranty covers. When you read the fine print, you may find that the warranty does not cover warping, splitting, cracking, denting, or rusting and then limits parts to one year. When shopping you want to make sure you are comparing apples to apples.

Many jobs around the house are fairly easy fixes. It’s relatively easy to clean out your fireplace, clean the leaves from the gutters or repaint a wall. It’s a different thing to replace your garage door spring. It’s careful work that is almost impossible to do correctly the first time. Garage door professionals spend a great deal of time learning how to do it properly, and even the most detailed instructions won’t make you an expert in the span of a few hours. It can be almost infuriatingly annoying at times and is simply better left to professionals.
In this article, we’ll tell you the difference between a safe door and one that’s unsafe. We’ll also give you the helpful tips you’re not likely to find in the manufacturer’s instructions to correctly, and safely, install a new garage door with a torsion spring and do-it-yourself tensioning. Installing a new, double garage door yourself will save you several hundred dollars and should take eight to 12 hours if you’re fairly handy. You can do most of the new garage door installation project yourself, but you should recruit help for removing the old door.
4.4 Take the spring on the left and place it at the left end of the door as pictured here. Notice that the end of the wire points to the right toward the center of the door. This is a right wind torsion spring. It will go above the garage door on the left side of the spring anchor bracket. The winding cone at the other end of this spring is usually painted red.
When a garage door service company gets a phone call in reference to a broken spring, the first thing the homeowner usually says is “the cables are broken”. This makes sense because the cables on a garage door will fly every which way, fall to the ground, become disconnected from the door, or even get caught in between the garage door and the jamb. It is rare for cables to break or need replacing when a garage door spring breaks. If your garage door has two torsion springs, the second spring will keep the cables tight and on the drums. You will have to look up at the springs to determine if one is broken.
After you’ve ordered your new garage door, we’ll perform a site inspection to confirm your door size. We’ll contact you to schedule the installation, and our professional installers will do the rest. They’ll deliver your door, take down the old door, reconnect your opener if there is one, seal your perimeter and provide a final walk-through where they’ll clean up the area and haul away your old door. Additional fees for haul away may apply in some markets. We are happy to provide answers to questions you may have at the time of your garage door and opener installation. http://www.youtube.com/watch?v=Z_eZc-kh40c
10.2 Tape your winding bars if you have not done so already, not only to assure that you are inserting the bars completely into the cones as you wind the torsion springs, but more importantly to assure that the bar does not slip out of the cone when you stretch the springs at the end. This has happened to me several times. Professionals always stretch torsion springs after winding them because the shaft floats horizontally between the flexible end bearing plates as the door operates. Although this may be as little as 1/4", the binding of the coils as the garage door closes oftentimes keeps the door from closing completely, especially when the torsion springs and bearings are dry.

Whether you're planning on moving in the future or you're fixing up your forever home, replacing a garage door can provide an excellent return on investment and boost your home's resale value. According to Remodeling magazine's 2016 Cost vs. Value report, garage door upgrades provide a nationwide average return on investment of over 90%, making it one of the top five home improvement projects. Maybe the battery died or a spring broke, but you can't get into the garage to even see what the problem is. If the garage door is the only way in or out, or if you can't find the key to the door, you'll have to either find a way to break in or call a locksmith. As a preventative measure, it's smart to keep a spare key or install an emergency key release that would allow you to release the emergency disconnect to the operator so you can manually raise the door.

6.8 Properly tightened screws will loosen with less than a turn. Once you loosen a set screw, keep at least one bar in the cone AT ALL TIMES until the spring is fully unwound. Many cones have been over-tightened. The spring may unwind 1/4 turn and not unwind any more until one of the set screws is loosened some more. You may need to completely remove the set screws. The shaft may be distorted and the cone still may not unwind at all.
I am a relatively new homeowner and one of the first items that needed to be replaced was my garage door. I had the 1950s style with 2 separate doors and a support column down the middle . I bid out the work and OGD came in the lowest by far and provided a much higher quality door. I converted my door to a single door. Their team installed the support beam to brace the house and support the structure and installed the new door in a day. I had my first issue with door this week, by operator error. They came out same day and repaired the door and installed a keypad for me. I couldn’t be happier with the quality of the product and the customer service provided.
CAUTION! Replacing garage door torsion springs is dangerous because the springs are under tension. If you do not use the right tools and follow safe procedures, you could lose hands, limbs or even your life. You could also damage property. We want your business, but not at the expense of your well being. Doing the job right is your responsibility. If you have any doubts about your ability to safely change your springs, we recommend you hire a professional to repair your garage door. Safety First! Then work.

All measurements should be in feet and inches. Step 1, measure across the existing door or desired space for the width, then up and down for the height. The rough opening of your space should be the same size as the door. Step 2, measure the sideroom, which is the space beside your door. Measure the width of the left side, and then the width of the right side. Step 3, measure the space above the door, which is called the headroom. Measure the height of the distance between the top of the door opening and the ceiling. Step 4, measure the ceiling, which is called the backroom. You’ll need to measure the distance of the garage door opening toward the back wall of your garage. You should have 6 total measurements in all once you’ve finished measuring the space. Keep in mind that having an automatic garage door opener installed might call for additional backroom or ceiling space.

Your springs may be broken. There are two different types of springs. If your garage door springs are located horizontally at the top of your garage door then it is called a torsion spring. You should check for a gap in between the springs to indicate if they are broken. If your springs are located at either side of your garage door, they are called extension springs. Look to see if a piece of them is hanging on the side of your garage door to indicate if those are broken. If your garage door springs are broken then replacing them is a dangerous process if you have never done it before so you should seek a professional to repair or replace them.
Insulation, which increases energy efficiency and can help to lower utility bills, is crucial when a garage door is attached to the home. In this case, doors with high R-values are preferred. This means it has insulation that can keep the heat in. The higher the R-value, the better insulated your garage will be against outside noise and cold and hot air.
11.2b If the springs you installed are too strong, and if you wind the springs the correct number of turns, the door will not stay down nor half way. The garage door will be hard to close. DO NOT REMOVE MORE THAN HALF A TURN OF SPRING TENSION TO CORRECT THE PROBLEM. Here's why. If you remove 3/4 of a turn to get the door to stay closed, and then if you open the door, it will get heavier as you open the door, and once open, the cables will come off the drums. This could create as much as a day's extra work. It could also cause door damage and/or result in serious injury. Do not use the door! Get different springs!
There are many steps to replacing torsion springs, but overall it's a simple, straightforward process. If you're inclined to attempt it, find a good online video tutorial (preferably done by a garage door pro) that walks you through the entire process, including how to buy the right size of springs. You can also buy new springs and any related parts online, along with the most important items that you need: the two solid-metal winding rods that you use to wind and unwind the torsion springs.
If your garage door isn’t operating properly, the torsion springs are likely to blame. If you’re concerned about tackling this project on your own, consider hiring out the job to a professional. Otherwise, replace both the left and right springs at the same time to save yourself from having to do the job twice. Remove the old springs and measure them while they’re relaxed. Only then will you be able to order replacement parts and install the new springs. Replacing your own garage door springs takes only a little time and effort and can save you hundreds of dollars.
While you may be able to increase efficiency by replacing the weather stripping at the bottom of an old garage door, the kind of insulation and energy efficient materials used in today’s new doors will make a drastic improvement on your garage’s energy efficiency. Just like the way a new garage door recoups its costs in increased home value, a new door will also quickly pay for itself in energy savings!
It you have a tilt-up door, you are looking at a $150 – $200 repair or replacement. If it’s a roll-up door it’s going to cost you more. Roll-up door spring repair or replacement is usually around $200 – $250 for a 2 car door. If the brackets need to be disassembled to remove the springs due to the shaft not sliding sideways enough it will cost you an additional $50 – $100. http://www.youtube.com/watch?v=Z_eZc-kh40c&feature=youtube_gdata
DIYers are generally steered away from working with torsion springs because installed springs are always under tension. To safely remove a torsion spring, you have to control the tension by holding the spring with a solid metal winding bar, then you loosen the spring from the rod and manually unwind the spring using two winding rods. The spring is potentially dangerous until it is fully unwound. By contrast, extension springs have little or no tension when the garage door is fully open.

There’s another reason new doors are superior to old ones: energy efficiency. Keep in mind, garage doors are large, and when they open, they let a lot of outside air into your home. While you may have significant insulation separating your garage from the rest of your home, eventually that temperature differential will start to influence your energy bills.
If the door only goes up six inches and stops, or moves very slowly when using your remote, you could have a broken spring as well. Some customers will notice that the top section of their door is bent or that the door falls very quickly when lowering. Your door may be “crooked” or jerky when going up and down, and both of these signs indicate your torsion spring is in poor condition and very likely to break in the near future. Any time you hear a loud “popping” noise while operating, you should inspect your torsion spring immediately for signs of damage.

While older doors are easy to break into, whether through breaking the lift mechanism or even using a universal garage door remote, new doors come with many redundant security features, which will go a long way in deterring even the most ingenious burglar.

Received all items as indicated, I would recommend purchasing a metal center bearing also, other Than the plastic that this comes with. Install was easy and strait forward. hardest part was finding how many turns to tighten those springs?? I used a general rule of thumb of a full turn for every ft. Of door. 4 quarter turns equals 1 full turn. I found that 26 balanced the door perfectly. These springs seem a little smaller than what was there however, the coil itself is the same. (Pic) After installing, I recommend oiling the springs with some motor oil. This will help with rust and noise. Good luck with yours, it's worth the work for the saving!!

Scott was exceptionally polite, professional and knowledgeable. He thoroughly checked my garage door opener, but also inspected the garage door itself and pointed out rust and deterioration that has occurred. Scott then gave me a quote on a new garage door, explaining the installation procedure and quality elements of the new door including the warranty. I was very pleased with the entire service appointment, and my husband and I are seriously considering the new garage door, but only if Scott is the installer! Thanks, Scott!

If you're like most people, your garage door is your primary entrance to your home. It's convenient to use and parking in the garage provides protection from the elements. Garage doors have several moving parts, including the door springs that help raise and lower the door. These springs do eventually break down, leaving the door inoperable. When this happens, it's time to repair or replace the damaged parts. This cost guide shows you what it costs to hire a professional to repair or replace any garage door spring.
So if you’re worried that your door may be becoming more energy inefficient or if you’ve noticed a sudden spike in your heating costs, look at the weather stripping on your garage door. While you can replace it yourself, remember that effective weather stripping requires a tight seal, so if you’re unsure, you might save money in the long run by going with a professional garage door service
Delivered on time, with the products described: springs, winding bats, & plastic bushing. Quick install, but apparently I measured wrong, so these total length I bought was larger (which is good as there is less stress on the spring). However this did mean that I needed more than the generic rule of 30 1/4-turns of preload. I wound up with 38 1/4-turns per side for the door to balance when open 3' (per familyhandyman.com recommendations). Would definitely do it again.
So your garage door is acting up, but you aren’t sure what the problem is. Maybe the door spring is one possible culprit, but you’re not sure if that’s actually the problem or if it’s something else. In this quick list, we’ll go through the most common broken garage door spring symptoms. If your garage door is exhibiting one or a few of these symptoms, there’s a good chance it’s broken and needs replacing.
Another scenario is the garage door goes up very slowly when using the automatic opener. Some garage door openers have DC motors that start off slow when opening and then kick into a higher speed. If you have a broken spring, the opener might stay in the slower speed due to the heavy weight of the garage door. If this happens to you, close the garage door and pull the emergency release rope. Next, try to lift the door. If it is really heavy, then you most likely have a broken garage door spring.

The spring system opens and supports the garage door. These springs are under heavy force, which allows the door to bounce back open and avoids overburdening the garage door opener with the entire weight load. If these springs are stuck or broken, the whole system is affected. Start by lubricating the springs with non-silicon-based lubricant. If this fails, disconnect the garage door opener from the garage door to manually open the door. If you experience significant resistance, the springs might need to be replaced; a job that requires a professional.
Your door’s torsion spring is located approximately one foot from the top section of your door when it is closed. It consists of two large coil springs, and is approximately the length of your arm. Its purpose is to balance the weight of your door so that a door weighing between 160 and 185 pounds is practically weightless to lift. As such, it makes it possible for a garage door opener to raise the door using only ten pounds of pressure.

We live in a recently completed townhouse that was built with double-wall construction. That construction method was touted by the builder as what would keep sound from penetrating between the units. But we can hear the next door neighbors' TV and stereo, and sometimes voices and even snoring, through the wall. While sometimes it's the volume, mostly it's the bass sounds coming through the wall. They say they don't hear us, but we keep our bass turned down. They crank up the bass, and they are not going to change that. They also are not going to do anything construction-wise to help from their side. What is the best way for us to try to block the low frequency/bass sounds from penetrating the existing wall into our side?

Although there are several tutorials detailing how to work with garage door springs, repairing or replacing garage door springs is a dangerous job best left to the professionals. The springs are under a significant amount of pressure, and a single mistake while working on the springs can cause serious injury or damage to people and property. Many homeowners also find that some stores refuse to sell garage door parts to amateurs, which makes it difficult to purchase the necessary parts for the repair or replacement job. Anyone who decides to attempt this work needs to spend time carefully learning each step of the process, purchase the necessary tools and take precautions to improve safety.

When a torsion spring is wound up, it grows 2” in length. This is because the spring starts to compress and the metal has to go somewhere. After the spring is wound, the winding cone is clamped down on the torsion shaft so it can turn the drums to wind the cables as the door goes up. Since the end of the spring is “set” on the shaft, a two-inch gap is left when the spring break's. This is the most definite way of determining you have a broken garage door spring.
