If your garage door track is out of alignment, it can be a serious issue. The metal track your door runs on needs to be aligned properly in order for your door to move. If you see gaps between the rollers and rail, or bends in the rails themselves, you have a problem. The heavy weight of the door can compound these issues and make them worse until it becomes dangerous to operate your door.
In most cases, only one spring breaks or wears out at a time, and you can get away with replacing just the failed spring. But this is a little like replacing old car tires one at a time. You'll get the best performance if all the springs are new and have the same strength. Extension springs are replaced individually, making it more tempting to replace just one. With torsion springs, you have to disassemble everything to replace either spring, so it makes sense to swap out both springs during the repair.

Insulation, which increases energy efficiency and can help to lower utility bills, is crucial when a garage door is attached to the home. In this case, doors with high R-values are preferred. This means it has insulation that can keep the heat in. The higher the R-value, the better insulated your garage will be against outside noise and cold and hot air.

Measure the length of the relaxed spring. Unfortunately, you can’t measure the springs while they’re installed as the tension on them would provide you with the wrong measurement. Now that you’ve removed the springs, use a tape measure to find the length of the entire spring, from one end to the other. You’ll need this information in inches to order replacement springs.[6]

Whether you need a new garage door spring, a damaged door panel replaced, a new opener installed or a track or rollers replaced, with over 25 years experience in the garage door repair business, I can get it done for you.  Many customers are also happy to know that all the garage door springs I use are not only "Made in the USA", they're made right here in Arizona!  We like to keep things local, and we hope you will do the same when you need a garage door repair for your home.
Annual maintenance. Make an annual check of all nuts and bolts on rails and rollers to make sure they’re firmly tightened. Check the condition of all cables to make sure they’re not worn or frayed. Lubricate rollers and springs with a garage-door lubricant (see How to Fix a Noisy Garage Door for maintenance and problem-solving tips). The door should operate smoothly and be properly balanced. Check the balance by disconnecting the opener and lowering the door halfway- the door should hold its position. If it doesn’t, adjust the spring tension or replace the springs.

Although garage door springs can break during any season and at any time, they most commonly break during the winter. This has to do with the temperature change. When the temperature sinks below a specific threshold, the metal will contract. This means it’s extremely possible for your door springs to shrink slightly during the winter months. This is hard on the springs and makes them more likely to break.
Our garage door broke 3 days before Christmas, trapping my car inside. We contacted our home warranty, and within 24 hours, Sears called with an appointment time for the next day! I was so impressed! I thought, for sure, with the holidays, we would have to wait. When the technician showed up, he was so friendly. Unfortunately, the repair was not covered under our warranty, but he was able to help us get a good deal on a new spring and still make the repairs that day before he left. He also gave us great advice on how to keep the spring lubricated so it would not break again. I felt like he really went above and beyond to provide great service. Since moving into this new house in August, we have used Sears for several things now, and have been very pleased with the service. It's nice to see that in an age when so many companies just put customer service on the back burner in order to meet their bottom line, Sears still really cares and makes their customers feel important. Thanks for taking care of us this Christmas!

My garage door has been acting up. Not wanting to work sometimes. I noticed the blue light flashing on the opener when I push the remote button. Today it will not open. That is the only way in, so I can't go in the garage from inside the house. I can't pull the cord to release the belt drive. How do I open it now? I never did run wires to the manual button into the house. I have to use the opener. Only have one I can find now. It is not working. I need in there now.

R-value describes the power of the insulation in your door. The higher the r-value, the stronger the insulation. Those doors will have better energy efficiency than doors that have a low r-value. Basic doors have an r-value of 0.0 with no insulation. The first step up gives you 1-3/8” insulation at a 6.5 rating. Next, a 1-3/8” thickness with Intellicore has a 12.9 r-value. The best option on the market is the 18.4 r-value, which has 2” Intellicore insulation.
Step 2: Check the tracks with a level to make sure they're properly aligned. Horizontal tracks should slant slightly down toward the back of the garage; with roll-up doors, the vertical sections of track should be exactly plumb. Both tracks must be at the same height on the garage walls. If the tracks are not properly aligned, loosen but do not remove the screws or bolts that hold the mounting brackets, and tap the tracks carefully into position. Recheck the tracks with the level to make sure they're in the right position; then tighten the screws or bolts at the mounting brackets.

Nearly every garage door comes with a warranty of some kind. Many companies claim they have a lifetime warranty but don't cover everything. Garage doors have many parts: rollers, cables, springs, door panels, etc. Find out what parts the warranty covers. When you read the fine print, you may find that the warranty does not cover warping, splitting, cracking, denting, or rusting and then limits parts to one year. When shopping you want to make sure you are comparing apples to apples.

There could be a few issues that might be causing your transmitters not to work properly. The most common reason could be that you’re simply out of range of your garage door. Each garage door and transmitter combo has a specific range it will function in. If you’re trying to open your garage door before you can even see your house, then chances are you’re just too far away. Try waiting until you turn into your driveway to hit your transmitter button, and you should have more success opening your garage door on the first try.
9.16 If you cannot get the stationary cones to finger-tighten against the center bracket, we recommend installing washers between the winding cone that houses the bearing and the spring bracket. This is a common problem with torsion springs on older Windsor garage doors because their steel bearings are often wider and they extend beyond the stationary cone. Raynor garage doors also have wider bearings that fit properly in their 2 1/4" stationary cones, but washers may need to be installed if their bearings are installed in 1 3/4" or 2" stationary cones, or if some of their older bearings are installed in their newer cones that are installed on older brackets.
Unfortunately, if the metal contraction happens quickly — for example, after a rapid freeze — the contraction may actually cause your door track to bend. This is a much more serious problem, and may require repairs further down the road. However, if the bending in your track is minor, your door will still function properly, even if it does make a little more noise.

9.9 Go to the other side of the garage door and insert the end of the cable into the drum. Rotate the drum until the cable is tight. Slide the drum against the bearing and push the shaft to the right. The marks should line up. If they don't, figure out why and correct the problem. It could be a stuck cable, the garage floor may have shifted, or the vertical angle that helps support the bearing plate may have loosened and shifted. Many garage doors have been installed with a gap between a drum and a bearing plate. The cable drums should always be flush against the race of the bearings.

Poor lubrication is a very common and easy to fix explanation for why you might find your garage door stuck. You should properly lubricate your garage door's track, the opener chain and the springs every few months as part of regular preventative maintenance. Be sure to use Clopay's Garage Door ProLube or sillicone based lubricants. Do not use WD-40.

10.4 Raise the second bar 90 degrees and insert the first bar. This is "three." Continue winding. If the spring shortens in length, unwind the spring and switch sides - the springs are on backward. Otherwise, continue winding until you reach a count of "30." This is 7 1/2 turns, which is normal for most 7' doors. Longer life springs are wound the same number of turns. Newer steel doors with only one strut on top often need only 7 1/4 turns. On 8' doors count to 34. Each time you insert a bar into the winding cone, listen for the click to let you know the bar is in all the way. Not inserting the bar all the way could cause the cone to explode.

The spring system opens and supports the garage door. These springs are under heavy force, which allows the door to bounce back open and avoids overburdening the garage door opener with the entire weight load. If these springs are stuck or broken, the whole system is affected. Start by lubricating the springs with non-silicon-based lubricant. If this fails, disconnect the garage door opener from the garage door to manually open the door. If you experience significant resistance, the springs might need to be replaced; a job that requires a professional.
In order to prevent injury, garage doors automatically reverse if they come into contact with an obstacle. When the door closes halfway but then reverses for no apparent reason, this may be a sign that there is something preventing it from closing, something that you can't see. Check the tracks for stuff like dirt, rocks, bits of trash, or other debris. Give the tracks a wipe-down to dislodge anything that might be getting in the way.

Not only was the upward-lifting garage door and the electric garage door opener invented by Overhead Door Corporation’s founder C.G Johnson in the 1920s, but we also have a tradition in excellence for garage door repair, service and maintenance. Even with the most reliable products problems can arise and when they do it’s important to know who to contact to fix these issues while providing solutions to prevent future complications.

Garage door springs come in two styles: torsion (see above), which mounts on the header above the door, and extension (Photo 1), which floats above the upper roller track. In the past, extension springs were safer to install but didn’t have containment cables running through the center of the spring. Without cable, these springs become dangerous, heavy whips when they break. They also tend to be noisier than torsion springs, and we recommend you use them only if you don’t have the 12 in. of headroom above the door that a torsion spring requires.

Even though most of us are likely used to seeing this small spring in place on our garage door, we don’t often think too much about it, and we simply count on it working when we need it to. Unfortunately, it doesn’t last forever and will eventually need to be replaced. It’s best to be proactive and notice when it begins to look worn down before it actually breaks. Otherwise, you may find yourself trying to open the garage door to drive to work one morning, only to find that the door won’t open because the spring is broken.
